Rob Harris

Rob has over twenty years experience in the real estate sector. He has worked in a variety of settings and has a particular focus on the changing needs of the occupiers of commercial real estate.

Rob is principal of Ramidus Consulting, which he established in 2003 as a specialist built environment advisory and knowledge business.

Immediately prior to setting up Ramidus, he worked for Interior Services Group where he was Operational Director Consulting. Clients included Liverpool Victoria, Metropolitan Police Service, Prudential Corporation and Unilever.

Rob publishes and talks widely on real estate matters, specialising in occupier issues, demand research and the role of real estate in organisational planning and change management (see Knowledge Centre). Rob has previously been co-opted onto several industry initiatives, with recent and current commitments including:

Rob has published a book, Property and the Office Economy, which traces the history of offices and our understanding of their role in the economy.

It examines the buildings, the organisations that occupy them and the actors and events in the property supply process, before speculating on the future.

Sandra Jones

Sandra has over twenty years experience in the real estate sector. She spent many years working in the City and focussing on Central London office markets before establishing her own consultancy, applying the same rigorous analytical skills to commercial property markets throughout the UK.

Sandra is a consultant to Ramidus Consulting and has worked with Ramidus since its inception. She has worked with Ramidus on several collaborative projects, exploring the relationships between property owners and occupiers through interviews and focus groups; as well as market studies across the UK in which the focus has been on the nature and scale of demand for commercial property and changing occupier preferences.

Sandra began her career at Baker Harris Saunders where she set up the Central London office research programme and subsequently became a Director. She was one of the founding partners of niche City practice BH2 in 1995. In these roles she established a reputation as a leading commentator on the Central London office market and worked in multi-disciplinary and multi-firm consultancy teams advising developers in the planning process for major London developments, including Broadgate; London Bridge City; Embankment Place, KingÕs Cross and Alban Gate. Sandra also worked with the occupier consultancy arm of Baker Harris Saunders – Corporate Property Consultancy – to import analytical methods devised in the USA and advised international occupiers on their property requirements.

She became an independent consultant in 1997, and has worked for a wide range of clients, including: BH2; CBRE; Cushman and Wakefield; Harbour Development Group; Interior Service Group; IPD; Jones Lang La Salle; Park Royal Partnership; SEGRO and Estates Gazette. As well as Central London office markets, she has developed a specialisation in West London and Thames Valley office and industrial markets. She has conducted several research studies focussed on the role of Heathrow Airport in the local economy.

Her particular interest is in the relationship between supply and demand in commercial property markets and, especially the drivers of demand for office and industrial space to identify shifting priorities and requirements early in the decision making process.

Sandra has written widely on the property market, in magazines and journals including Financial Times, The Daily Telegraph, Estates Gazette, Journal of Property Research and Property Week. She has qualified as a Chartered Surveyor and been an active member of the RICS.
