The following is a brief review of some recent work undertaken by Ramidus for our growing client base. Much of our work contains market/business sensitivities, and we are therefore only able to show a small cross section of work.

Market knowledge for investors, developers and policy makers

Alycidon With CCR, undertook a major project to research and assess the prospects for the secondary industrial market through the outer London region. The work involved a detailed assessment of market conditions, planning and transport issues, potential new products and investment opportunities.

Greater London Authority Following our successful completion of LOPR 07 (see below), we were appointed again in 2009 to prepare a more expansive LOPR 09. This edition included research on Outer London markets, London’s mega schemes and the implications of the changed economy and new employment forecasts.

Hertfordshire Alongside Roger Tym & Partners, undertook market research for seven district councils – The London Arc – to assess the prospects for the commercial property market in the region. The work involved detailed assessments of sites and supply-demand dynamics.

London Borough of Lewisham With Roger Tym & Partners, undertook an Employment Land Review in Lewisham. Ramidus’ role was to analyse the industrial and office property markets in the borough, and make policy recommendations over the future protection and provision of land for the respective markets.

Roger Tym & Partners Provided market research input to an appraisal of a development project in the London Borough of Lewisham. The proposal – for the redevelopment of an industrial site for B1/Residential use – involved an in-depth study of recent and prospective commercial property market activity in the borough.

The Edge Dubai Research report to outline current trends in building specification, workplace planning and facilities management, worldwide. Purpose was to inform the design process of a 275,000 sq m project.

Greater London Authority We were appointed to undertake the 2007 London Office Policy Review. The research involved a strategic overview of the entire Greater London office market, its supply and demand dynamics and the drivers of change. The output is used by the Mayor's office to influence the office policy framework of the London Plan.

London Borough of Camden We have recently supported Roger Tym & Partners in an Employment Land Study for Camden. The work involved a detailed audit of all the boroughÕs commercial and industrial markets in order to make policy recommendations relating to future supply-demand balances.

Multi-client study In partnership with IPD, Ramidus undertook a multi-client research study for Alexa, PruPim, Legal & General, Scottish Widows and Slough Estates. The project addressed how and when the demand for office property in the South East would recover from recent consolidation.

Multi-client study Ramidus has recently completed a study looking at the warehouse market in West London, to investigate the changing priorities of operators and the implications for building design. Sponsors of the project included: Jones Lang LaSalle, Park Royal Partnership, SEGRO and Wilson James.

Multi-client study As research partner for Business Vantage, Ramidus undertook a project examining relationships in the property supply chain - Equal Partners Three. The sponsors included: Barclays Bank, Bovis Lend Lease, Broadway Malyan, Johnson Controls, Land Securities Trillium and The Crown Estate. The project examined the issues behind tensions in the supply chain and provided a basis for cross industry discussions on how to improve supply chain efficiency.

Scottish Widows Ramidus undertook a detailed research study of a number of M25 office markets in order to advise Scottish Widows on their investment prospects. The project involved detailed studies of six towns in the M25 region and brought together the detailed information from each of the town reports to consider the prospects for growth and change in the region.

SEGRO We were asked by SEGRO to undertake a market study of the industrial sector in the west London region. The research made a detailed appraisal of supply demand dynamics, and looked ahead to make recommendations based on forecasts of market change.

Briefing and workplace planning for occupiers

Elmbridge Borough Council A review of the office accommodation to determine how well it is being used and to define space needs in the medium-term. Our study recommended workplace standards and policies; identified cultural change issues and new ways of working opportunities, and provided a cost-benefit analysis.

Office of Government Commerce Working alongside IPD on the Property Benchmarking Service, we undertook a project, the Voice of the User Programme, to examine how data is being used to achieve High Performing Property objectives.

Thames Valley Police As part of a team led by Lambert Smith Hampton, we reviewed the TVP estate to provide advice on its efficiency and effectiveness, and to advise on the potential for introducing flexible working styles. The work involved interviews with senior management, building surveys and utilisation surveys.

Worthing Borough Council An accommodation strategy for Worthing BC and neighbouring Adur District Council focusing on maximising the efficiency of space use and improving the effectiveness of the four building estate. Project involved proposals to make 30% savings in space through a series of costed options.

City of Westminster Ramidus worked with the Community Protection department at the City of Westminster to prepare a brief for their relocation to City Hall in Victoria Street, SW1. Ramidus prepared a detailed statement of need for the 320 staff, based on interviews with business unit heads, which addressed pressing business imperatives and at the same time introduced a flexible working agenda.

Energis Ramidus was asked by Energis to examine their occupancy of three buildings accommodating nearly 2,000 people, and to make recommendations for efficiency savings. We undertook internal and external benchmarking of facilities costs and occupancy standards. Ramidus examined the layouts and use of space, carried out a utilisation study of the clients' buildings and made radical proposals for efficiency savings of up to 20%.

London Borough of Islington Ramidus worked with Islington to provide a high level overview of its administrative estate comprising c25,000 sq m and accommodating 1,850 staff. The work involved interviews with senior officers and members to develop a "business-driven" approach to defining its future needs. The work looked at innovative occupancy solutions and the potential to make major cost savings.

National Audit Office As part of a team led by Concerto Consulting, we undertook a project to advise the NAO on the potential to secure major space efficiencies in Government occupation of central London offices. The project involved identifying and presenting best practice is space use through case studies; data analysis of current Government occupation, and radical proposals for alternative styles of occupancy.

Office of Government Commerce (OGC) We recently supported IPD on a major project to provide the research evidence and persuasive arguments to allow the OGC to begin working with Government Departments to introduce workplace standards targets.

Orange Business Services We undertake space planning and move planning for an estate accommodating over 2,000 people in six buildings. Work has involved taking briefs from divisional heads and preparing statements of need. Recently we planned the consolidation of over 700 people from three buildings into one.

Really Useful Group Ramidus undertook helped this media business define a strategy for dealing with its two main central London office buildings, totalling 3,500 sq m. The total amount of space was far in excess of need and Ramidus defined a process for consolidation into one building and disposal of the other.

Stonemartin Ramidus was asked by Stonemartin to provide the research input to a new initiative, supported by a number of organisations including the Institute of Directors, called the Workplace Performance Initiative. The project helps SMEs to consider their property options and strategies for reducing cost, enhancing productivity and increasing flexibility.
